Year End Commercial Real Estate Checklist for South Fulton Owners and Tenants

In South Fulton commercial real estate, the deals that go well in March are usually set up in October. Q4 is when owners lock in renewals, budget the next year’s capital work, and decide whether 2027 is a hold year or a sell year. Tenants decide whether to renew, relocate, or right-size. If you own or lease space anywhere from Camp Creek to Old National to the Airport District, here’s the year-end checklist I walk my clients through, in plain English.

Why Q4 Is the Real Planning Season in South Fulton Commercial Real Estate

Most commercial leases, budgets, and tax decisions run on a calendar year. That makes the last 90 days the window where small moves compound. A renewal you start now has a much better chance of closing on your terms than one you start in February with a tenant who has already toured three other spaces. A capex project you plan now can be bid, scheduled, and timed instead of rushed. And the market data is clear enough to act on. South Fulton closed Q3 at a 7.9% median asking cap rate against a 7.4% median sold cap rate, with rents around $27 per square foot per year. Buyers are disciplined, and that should shape every decision below.

For Owners: Five Year-End Moves

  1. Pull your rent roll and flag every 2027 expiration. List every lease that expires or has an option date in the next 18 months. That list is your 2027 risk report. Vacancy is the most expensive line item on any rent roll, so treat each one as a project with a start date, not a surprise.
  2. Start renewals 12 months out, not 90 days out. Landlords who wait negotiate from weakness. Open the conversation early, fix the maintenance complaints first, and put escalators on the table before your tenant shops the market.
  3. Get ahead of CAM reconciliations. If you run NNN or modified gross leases, clean books in January prevent disputes in March. Check that your CAM pool matches what the leases actually allow you to pass through. Tenants are reading their audit rights more closely than they used to.
  4. Time your capex on purpose. Roof, parking lot, HVAC, and façade work all affect your NOI story and your tax picture. When a project is placed in service can matter. Talk with your CPA before December 31 about timing, not after.
  5. Check your price against the market band if 2027 might be a sell year. Properties priced inside the 7.4%–7.9% cap rate band are trading in reasonable time. Properties priced well outside it sit, and sitting inventory gets chased down. If you’re thinking about listing in the first half of 2027, get your underwriting done this quarter.

For Tenants: Four Moves Before the New Year

  1. Find your renewal option notice date. Many leases require written notice 6 to 12 months before expiration. Miss it and you lose your leverage, or your option entirely.
  2. Know your CAM audit rights. Most commercial leases give you a window to review the landlord’s reconciliation. Calendar it now so you’re ready when the statement arrives.
  3. Right-size before you renew. If you’re using 70% of your space, a renewal is the moment to shrink, expand, or sublease, not two years into a new term.
  4. Line up TI and build-out timing. If your renewal or new lease includes tenant improvements, contractors and permits book up early in the year. Settle the work letter before the holidays.

A Note for Small-Bay Industrial Flex Owners

If you own small-bay industrial or flex product along I-20 West, in Forest Park, College Park, or the Airport District, your year-end review needs one more line. Tenants who signed in 2020 through 2022 are likely 12 to 24 months from renewal, and in-place rents in that vintage often sit 20%–30% below today’s market. That’s the widest gap in South Fulton right now. Part 2 of my Industrial Flex Series, publishing in this month, October, covers the other side of that deal: what owner-users should know before buying.

What Not to Do in Q4

Don’t make a snap pricing decision off one headline. Don’t let a renewal slide into the new year because the holidays got busy. And don’t wait for comps to confirm what your corridor is already telling you. Owners who update their assumptions early capture more of the upside.

FAQ: Year-End Commercial Real Estate in South Fulton

When should a South Fulton landlord start a lease renewal conversation?

Ideally 12 months before expiration. That gives you time to address tenant concerns and negotiate escalators before the tenant tests the market.

What are South Fulton commercial cap rates heading into 2027?

South Fulton closed Q3 2026 at a 7.4% median sold cap rate and a 7.9% median asking cap rate.

Should I sell my South Fulton commercial property in 2027?

It depends on your lease expirations, capex needs, and how your pricing compares to the current cap rate band. A property-specific review is the right starting point.
